What includes in the rental?
Normally, the rental of private landlord does not include the management fee, installation of Internet access or Tax invoice. The management fee depend on the size of apartment and also in which building/community the apartment is located. For example a 120 qm2 flat is around 200RMB per month. Internet fee is 98 RMB/month for 2Mbit, or 128RMB/month for 4Mbit. If tenant need a Chinese invoice (Fa piao) then the rental will be added around 11 percent.
How much deposit do I pay for rent an apartment?
Tenant shall pay one months rental as deposit the same time as sign the contract. After tenant having paid all charges that are required to have been paid. Such as telephone fee, water fee and electricity fee. Landlord shall refund the deposit in full without interests on expiry date of lease agreement.
How much rent do I need pay in advance?
Tenant usually need to pay three months rental in advance. Before moving into the new apartment, the rental for the first 3 months need to be paid. After that usually 7 days before the next quarter the next 3 months need to be paid.
Can I watch the international TV program in Xiamen?
Satellite TV system can also could be set up if the location of the flat faces the direction of the satellite itself. The setup and yearly charges for Satellite TV need to be paid from the tenant. We can assist you to get installation at your new home.
Where can I get someone for cleaning the apartment?
We can help you to find a cleaning lady for your new rented apartment, we know some cleaning ladies who work for our clients. We can help for clearing service arrangement . You can try one and if you are satisfied then ask her to clean on regular basis.
Where else must I do?
You need to go to the police station who supervises your building with the landlord for the first time , and you will be required to fill out a form. After that, they will give you a document with the stamp of the police station, which is important, especially when you need to apply for the Visa.
